ARC Handbook

• Please review the association's approved ARC Standards and Guidelines document before submitting an architectural request.

Submit an ARC Request

• In your Artemis Portal, navigate to the "My Architectural Requests" tab.

• Review past and current requests or submit a new request. If you own multiple properties, change the address to the desired property from the drop-down menu.

Access

• The pool gate code and bathroom codes can be found in the documents on your Artemis Portal. Please note files are still being migrated from previous management.

Usage

• Please rinse off before entering the pool

• Please confirm the pool gate closes after use

• No glassware is permitted on the pool deck

• Do not leave furniture in the pool

Parking

• Parking of vehicles used for work purposes is permitted. This includes:

  • County or government-issued vehicles

  • Vehicles with writing on the sides

  • Vehicles with equipment racks/holders)

• Do not obstruct access to streets, fire hydrants, driveways, or mailboxes 

• Do not park on lawn areas

• Do not park on the south side of Winter Green Blvd -- there are "no parking" signs! Parking on the north side is permitted

Policy

The association will be towing disabled/abandoned vehicles according to Orlando city ordinances which require: 

• Disabled and/or unlicensed vehicles cannot be stored on premises unless located in a carport or garage.

• A disabled and/or unlicensed vehicle is a vehicle that does not display a current license tag and/or is not equipped with all parts that are required to legally and safely operate on public streets and/or cannot be driven under its own power (whether or not designed for use on the public streets).

Exterior

• Winter Green HOA has deployed community-wide rat traps that are serviced monthly.

• For other exterior issues, contact Home Team Pest Defense or contact management.

Please note: Artemis is still in the transition phase and is transferring financial information from previous management.

Policy & Late Fees

• Payment is due the 1st of each month

• If payment is not received, a one-time $25 fee is charged on the 15th of each month

• An additional one-time fee equal to 1.5% of the outstanding balance is charged on the 16th of each following month

Pay Online

• You may set up automatic payments through the Artemis Portal by signing in and selecting the dashboard (left-hand side of the screen). Select “Make Payment” and complete the given prompts to enroll in automatic payments.
